A high density senior housing
development is currently being considered by Hopatcong’s planning board. It will
have access roads off of Durban Ave. and Sparta-Stanhope Road. Planned is 662
Units of apartments, townhouses & single family dwellings/ An estimated
1500 or more people! There are so many questions.
The developer's traffic expert has stated that approximately 1500 cars or more
will be added to the local roadways.
1) 90% or more of the traffic will exit south onto
Sparta-Stanhope Road (Sussex County R605). The section of road between Lenape Valley High School and Brooklyn-Stanhope Road is a Stanhope Municipal
road, not a County road. Your borough government has control over
this road.
2) According to the developer's traffic expert, the
intersection of Sparta-Stanhope Road and Brooklyn-Stanhope Road is currently
close to failure rate. The added volume from the development may cause it
to fail.
3) The increased traffic nearly doubles the
existing Stanhope borough's resident traffic load overnight with no immanent
road improvements.
4) Stanhope has no busing; do you need this added
risk of danger to your children walking to school?
What about this environmentally sensitive land
and the displaced wildlife? The D.E.P. was considering this land for the
Highlands Preservation Core but the Mayor of Hopatcong successfully lobbied to exclude the property from the core. Massive amounts of soil will have to
be removed. The developer’s study states this:
Not enough water has been found
on site through test well drilling to support a development of this size. The
Stanhope Mayor and Town Council are currently deciding whether to sell sewer "gallonage" as well as an easement for a water pipeline through Stanhope
to support this project.
On November 30, 2004, members
of our CCH-HOPE coalition attended the regularly scheduled Stanhope Mayor &
Council meeting, and we were prepared with a scheduled presentation. We
were met with a wall of silence from the members when we were expecting a
question and answer session. We simply feel that we were stonewalled.
After a closed door meeting with the developer on October 20, 2004, the
Stanhope Mayor and Council voted to look into supplying the developer with
sewage and a water transmission main through the Borough. The short
term profit made by the sale of utilities for this project will be far
overshadowed by the long term problems of traffic congestion.

THE LATEST NEWS:
Stanhope is now in
discussion to transfer 122,000 gallons of sewage treatment capacity to D.R.
Horton. A letter of intent was sent to the Attorney representing the

freshwater wetland transition areas of the site. Yet another abomination! Private
